Who qualifies for a Loan Modification
November 03rd 2008

I am trained to help homeowners understand their options to avoid foreclosure.  One of the first outlets to look into is a Loan Modification.   Only 5% of homeowners may qaulify for this. There is a specific timeline for the foreclosure process, so the sooner you act, the more likely you will be able to qualify for your many options.

Don't ignore anything you get from your lender, or civil notices.  The sooner you call someone for help the more likely you may qualify for this option.

If you can not contact the right person to help you, there are other options to still access the Loan Modification option.  There are companies with people who know the right contacts and department to negotiate with your lender on your behalf.  The companies that supply these services know what the lender is looking for, and can pre-qualify you for this option.  Don't waste time trying to get a Loan Modification if you haven't experienced a "hardhsip" that has been resolved.  If you've budgeted inappropriately, you will not qualify for this option.

I do not give legal or tax advice.  Always, consult your lawyer, and/or tax representative for the specifics of your situation.
